Buying the place is the part people research for two years. Furnishing it is the part they handle in a fortnight, usually in a furniture showroom in Mesa in early January, under time pressure, spending more than they meant to.

It is worth slowing down on, because a winter home is not a smaller version of your real house. It is used differently, it sits empty differently, and the furniture question has a different right answer.

You are furnishing four months, not twelve

Whatever you put in this house will be used for perhaps a third of the year and will sit closed up through an Arizona summer for the rest. That changes the arithmetic on quality. A sofa that would be a sensible fifteen-year purchase at home is a fifteen-year purchase you will sit on for five of those years.

It also changes the arithmetic on certainty. Most people's first winter teaches them something they could not have known in advance — that they want a second bedroom for the grandchildren, that the casita is too small, that they would rather be in Tucson, that three months is plenty or that three months is not nearly enough. Furniture bought in year one frequently does not fit the plan by year three.

Sizing a small winter place

Park models, casitas and older 55+ condos are smaller than they photograph, and the common mistake is furnishing them to the scale you are used to. A few things we have learned delivering into these communities:

  • Measure the door and the turn, not just the room. Park models in particular have entries and hallways that decide what can physically get in.
  • Seating for the people who are actually there. Most winter households are one or two people, with visitors in bursts. A large sectional eats a small living room to solve a problem you have three weeks a year.
  • The dining table is the real hub. In a winter place it is where cards, puzzles, laptops and meals all happen. Do not shrink it to make room for seating you will not use.
  • Lighting carries the room. Arizona interiors are bright at noon and dim at six. Lamps do more for a small winter place than almost anything else.

What a package covers

A full package is built to make a place liveable on day one rather than to decorate it: living room, bedroom with linens, dining furniture, kitchen essentials and housewares, bathroom accessories with towels, a flat screen TV, lamps and artwork — delivered, set up, beds made, kitchen organised, artwork hung.

Plenty of owners mix it. If you inherited a decent bed with the unit, rent housewares only. If you have shipped down a few pieces you care about, we will work around them. Packages are adjustable in both directions.

Rent first, buy later

The advice we give owners most often is to treat the first season as reconnaissance. Rent a full package, live in the place for a winter, and find out what you actually reach for. You will learn more in five months than in any amount of planning, and you will not have bought a dining set for a room you end up using differently.

Some owners then buy, having learned what they want. Many simply keep renting, because the furniture leaving in April is the part they came to like most. Either outcome is better than guessing in a showroom.
